Do you provide recent surveys of your land for sale?
Engineers survey every property, ensuring that each parcel is properly and accurately marked for your thorough inspection. Survey maps are available for each property.
Do you provide reasonable access to your properties?
Every parcel sold by LW Land fronts a state, town, county or private road, which provides access to every buyer.
Do you offer General Warranty Deeds?
You cannot buy better protection. With this instrument, we guarantee to you that the title to your land is free of any past, present or future encumbrances. At LW Land we offer a general warranty deed on all property sold.
Do you offer bank financing?
Even if you don’t need financing, it is reassuring to know that a bank has appraised the property and approved each and every parcel for up to 80% financing. Most of LW Land’s properties offer this financing.
Do you have title insurance?
Title insurance provides additional protection against title flaws. All LW Land properties are title insured before purchase. Each property purchased will be re-issued a new title policy at closing. This is a LW Land guarantee.
Do you have a professional, knowledgeable staff?
Our professional staff is well versed in all facets of land acquisition, development, financing and management. Zoning, taxes, building codes, deed restrictions, and comparable properties are just the beginning. All of your queries will be satisfied in an effort to help you make the best-educated decision for your land purchase.
Is my deposit safe if I choose to purchase property on the day of the sale?
Yes, your deposit is held in escrow until closing with the attorney. If the title search reports a defect in title, or financial approval is not given, then a full 100% of all deposit money is refunded.
What should I expect on the day that I go to view the property with a Land Consultant?
Be prepared to walk the property and understand the boundaries and character of the land. Ask questions. Your Land Consultant has the answers and will provide you with property information that will clearly explain the accessibility of the property, access to utilities and the costs associated with purchasing the property. Our property is sold first come, first served based on receiving a deposit check, so remember to bring your checkbook in case you find a property you want to purchase.

Yes, on selected properties seller financing is available. It solely depends on the project and availability.
How do I apply for owner financing?
A simple application process. No credit checks. You are already pre-approved. Simply put, if you can afford the down payment, you can get approved for seller financing. You may qualify for a lower interest rate if you choose to put down a larger down payment.
